Terra Housing II

This request pertains to a single-phase Building Work License for an urban property that includes multiple structures. The plan involves demolishing existing buildings and constructing two residential buildings, A and B, facing Travessa do Covelo and Rua do Encontro streets. The property is situated in a primarily residential area in the northern part of the city, near Quinta do Covelo. The plot is irregular in shape with a significant elevation difference, ranging from approximately 10 meters at its highest point along Travessa do Covelo to its lowest point along Rua do Encontro.


The property is currently occupied by several structures, including three two-story houses along Travessa do Covelo, an entrance gate leading to an old manor house in a state of disrepair, and a cluster of small buildings. The terrain features varying levels and informal constructions like outbuildings and stone tanks. It shares boundaries with neighboring lots, with warehouses to the west and a continuous stone wall to the east.


The proposed plan involves widening the public road along the urban front to create an open area for building access, garages, and green spaces while preserving the residential character of the area. To facilitate this, a portion of land (137.48 m²) is suggested for transfer to the municipal domain. While this approach doesn't align entirely with the Urban Study of Rua do Encontro, further explanations will be provided in section 5.1 of the descriptive report.
