The development strategy, awarded with the 4th prize, includes defining a clear urban grid, proposing building volumes that respect the area's scale and morphology, creating new pedestrian pathways to enhance mobility, and designing shared public spaces to encourage social interaction and community activities. The architectural design fragments the development into smaller, community-oriented units, avoiding massive block compaction. Key features include modular apartment units that maximize natural light and provide flexible living spaces, green roofs, photovoltaic panels, advanced thermal insulation, and community gardens.
Environmental responsibility is a priority, with rainwater harvesting systems, renewable energy through photovoltaic panels, thermal and acoustic insulation, and designs that maximize natural ventilation to reduce mechanical cooling needs. Public and private spaces within the project are designed to foster community engagement and well-being, including gardens, playgrounds, sports fields, and communal areas. Parking is distributed throughout the site to ensure easy access for residents, and pedestrian movement is emphasized to integrate the new development with the surrounding urban area.
Infrastructure and utilities include a structural system utilizing pre-fabricated concrete panels, efficient water management systems, energy-saving lighting, advanced telecommunications infrastructure, and comprehensive fire safety measures. Energy efficiency is achieved through the use of advanced insulation materials, renewable energy sources, LED lighting systems, and optimal natural ventilation design.
The project aims to promote social diversity by offering a mix of affordable rental housing options, enhance eco-friendliness through environmentally conscious design and construction practices, and foster community engagement by creating public spaces and communal areas. The detailed budget estimate covers installations, hydraulic networks, electrical systems, fire safety measures, photovoltaic panels, and other essential infrastructure.
Various housing typologies, including T1, T2, and T3 apartments, are offered with detailed floor plans for each type. Solutions for thermal comfort and ventilation include passive solar protections, active climate control systems, and studies on thermal and acoustic insulation to ensure a high standard of living.
